Owner Financing is when a property buyer finances the purchase directly through the person or entity selling it. This often occurs when the prospective buyer cannot obtain funding through a conventional mortgage lender.
Our owner financing process is actually pretty simple.
After you’ve been Pre-Qualified, we’ll go through a simple application process. and if you can afford the property, we can probably help you to own it.
We help you avoid bank qualifying and streamline the process to home ownership. You will need a 15% to 25% for down payment an application fee , a minimum household monthly income. We will need to verify that you have the ability to make the monthly payments. We do this for your protection so we know you will be able to afford the home you want.

That will all depend on your monthly household income. Once we determine this, we will get you approved and you and your realtor will know exactly what is the right price range for you and your family.
In our program we recommend a combined minimum family income of at least $1,500 and up. Higher priced homes will require more income. (That makes sense) For family income amounts less than $1,500/Month the number of homes that you will qualify for may become limited, but we still help you become a homeowner if at all possible. We will help you determine right up front the maximum home sales price you qualify for in the application process.
Yes.
Our program typically requires a down payment of Fifteen Percent (15%) to Twenty-Five (25%) This will depend on the selected home price range. These funds will need to be verified before loan application. There is also an application fee of $1,500.
(This is a non-refundable application fee payable to The Way Home Company and does not go towards closing cost or down payment.)
Just as with any other real estate purchase transaction, there are closing cost. In our program closing costs typically run from 3% to 4% depending upon the price of the home.
US Citizenship is not required.
A US Social Security Number is not required. However a Legal, valid ID or Passport is required.
